•We are attempting to build a central location for all the information tax lien/deed investors need to easily and successfully produce a good return on equity. It currently included all the information for attending auctions, but we are also working on an online supermarket for investors to purchase liens/deeds "over the counter" directly from counties and/or other members. Most counties would like to sell in negotiated transactions "over the counter" to politically connected friends who would pay next to nothing. For this reason, state laws require the sale to be at a public auction. So, that part of your idea is illegal.
The most important thing to me is that the owner redeem the tax lien because I don’t really want the property; I want to earn my profit on the transaction and move on. I need to know that the site really is worth something. My nightmare is finding myself the owner of a toxic dump and being legally responsible for cleaning it up. I check the records and find out how often this has happened before. I love to find an owner who has periodic cash flow problems and repeatedly falls behind on his taxes and then catches up.
