The most important thing to me is that the owner redeem the tax lien because I don't really want the property; I want to earn my profit on the transaction and move on.  I need to know that the site really is worth something.  My nightmare is finding myself the owner of a toxic dump and being legally responsible for cleaning it up.  I check the records and find out how often this has happened before.  I love to find an owner who has periodic cash flow problems and repeatedly falls behind on his taxes and then catches up.</description>
