Unless your rich uncle dies and leaves you a wad of cash. Go to a site like CreativeInvestor.com and search the opinions on these late night info guys. Great Site with lots of info for anyone that wants to get into Real Estate. You can get most of those 'programs' cheaper on Ebay from all of those 'im gonna get rich quick' people who ordered......read it........stuck it in the closet and are now broker and need some funds for gas money next month.
