		<description>You made a REALLY stupid move when you put his name on those deeds.  The only way to do a quit claim is with HIS signature on the deed.  You are advised to contact a qualified real estate attorney for further advice.  You may end up giving your brother half of the equity in these properties.

If you were afraid that you might die without a will, why on earth did you not just write a will for a couple hundred dollars ?</description>
