I am selling my home in a short sale because I can no longer afford it and if it doesnt sell then I will be foreclosed on.
I dont have the cash to pay off the tax lien nor do I have another piece of real estate to move the lien to….so now what?

My friend He has severe back problems and stays home all day but have lots experience in real estate he used to to buy rental properties and owned for a while and then sold them for some profit, But now it is not possible to do the same . Iis there any place in Real Estate he could make money without any lifting or repairing properties. I sugested Tax Lien certificates but I dont have any clue about that myself if it is the best. What do you suggest where can he excel as investor. I shall highly appreciate

I have been seeing allot of John Beck infomercials lately on, how to buy real estate "free and clear" through tax lien certificates. It has caught my attention. How easy is it to buy real estate this way? There is obvously a catch, otherwise everyone would be doing it.

I was bored and looked at the real estate section on ebay earlier. There were all these auctions that seemed to be for the tax lien on a property but not the actual property itself.

What is the point of buying that? What do you do once you own a tax lien- do people buy it hoping to get the owner to pay on the lien and make a profit, or is it that once you own the lien you can take the property from them if they don’t pay up?

Well, Real Estate is not exactly my area of expertise, and I’ve known about TLC’s for a while but never exactly understood how it all works. Is there a high risk to this? Can you lose money? I heard you still make money somehow, right?

Heres a scenerio:

There is a tax lien on a nice property, the face value for Tax Certificate is .99 and the Delinquent Taxes due for 2008 is 97.94. The company has a 5 processing fee. What should I expect to spend on this? How do I figure out what interest I earn if the owner of the property pays the taxes owed? Anything about this business would help greatly. Thank you for taking the time to read my question!!

I've already invested into a mutual fund, I have a couple cd's already, but I'm wanting to invest in some of the weird stuff that many people haven't heard of. I'm looking into purchasing tax lien certificates and have thought about the real estate, but I'd like to find something a little less complicated than real estate.
I'd like to add I JUST turned 27 a couple months ago.

My fiance and I have plenty of $ for a down payment on a house, but can not obtain a mortgage. A seller is offering financing @ 8%, and after 1/2 of it is paid (30k) he will give us a deed for trust. If we fall behind and don't pay for 30 days, he pockets all of the money we have invested and we're evicted. He has offered to pay taxes/insurance and just add it on to our principle.

He said that he has "been doing this all of his life". What do you think?
We would be dealing w/a real estate attorney as well (for the documents).

I am wanting to get in Real Estate, but have horrible credit, and no venture capital. I have a friend who started out by purchasing property by Tax Deed. Can anyone tell me how to do this? Also if anyone knows the laws and time limits in the state of Tn and/or GA–that would be great also.
