Name the risks involved in buying tax sales at a county auction… I am not talking about tax lien certificates.

I have been seeing allot of John Beck infomercials lately on, how to buy real estate "free and clear" through tax lien certificates. It has caught my attention. How easy is it to buy real estate this way? There is obvously a catch, otherwise everyone would be doing it.

Benefits of Investing in Tax Lien Certificates
Is this TRUE??
You get paid Interest while holding the Tax Lien Certificate, usually in the area of 16-18%.
You have the real estate as security for your investment in Tax Lien Certificates, which are also backed by the government.
If the property owner fails to pay within the redemption period, you can foreclose on the property and be issued a deed. ( meaning FREE AND CLEAR ownership of the property?

question to experienced tax lien investors, have you ever owned a property buying a tax lien in CA, or any other state? if so, how, and how long did it take you>> experience, explanation.

Please

thank you..

i dont want to go into an auction Tax Lien, investing my $$money and loosing at the end. so I need to ask the questions to real ppl like you,

thanks.

Ok, I’ve heard a lot about how you can get 16% - 18% returns on Tax Lien Certificates. I live in AZ, where it pays 16%.

BUT, I hear you gotta go to an auction, where people bid up the prices and before you know it you might get a certificate that pays a face value of 16% but in reality pays only 12% when you consider the extra amount you paid to outbid others. In that case, I’d rather just stick my money in a trust deed investment that pays 12% upfront with no other hassles.

So has anyone tried this Tax Lien thing, and what is the REAL rate of return you can expect from one?

Has anyone bought tax lien certificates, tax deeds, or tax sales? I am looking into doing this for extra money and would like feed back from people who have done this. Where is a good place to start and find the information? It appears to be a good money maker.
Thanks

Is it short sale preforclosure: Tax lien certificates: Buying forclosures; or just investing and flipping houses? Or should i tyr John Becks 39.95 package deal called pennies on the dollar buying tax fofietied houses? On a scale of one to ten which is the best of the list i just mentioned?
